  • Review architectural and engineering drawings to ensure the compliance with the NYC Zoning Resolution, applicable Building Codes (2014, 2008,1968 and 1938), Mechanical and Plumbing as well as Fuel Gas Code, NYS Multiple Dwelling Law, Housing Maintenance Code, NYC Fire Code, Rules of the City of New York (“RCNY”), New York City Administrative Code, Buildings Department, Policy and Procedures Notices etc.

  • Provide technical assistance with plan review process at DOB.

  • Prepare AI-1 and determinations ZRD-1 and CCD-1 to resolve objections during plan review process.

  • Prepare requests for pre-determinations and determinations (ZRD-1 and CCD-1) to obtain clarification/interpretation Zoning and Building Code provisions from the Department of Buildings officials.

  • Provide training to technical personnel for NYC zoning resolution, building code and other building rule and regulation matters.

  • Perform feasibility studies to evaluate development potential of zoning lots for unused floor area and development potential of existing buildings and/ existing zoning lots.

  • Provide guidance for obtaining (“CPC”) certification from NYC department of City Planning and Variance from NYC Board of Standards and Appeals (“BSA”).

  • Produce comparative analyses between the new 2014 Building Code and earlier Building Codes for existing buildings and suggest cost saving options where applicable.

  • Research public agency records to evaluate the status of a project from the city’s filing, permitting or regulatory enforcement perspective.

  • Evaluate city issued violations and suggest response strategies.
